We all know being a parent is hard - but the hardest part is when we have to let go of our children. When they first come home from school alone, suddenly every danger in the world floods a worried parent's mind. Thus, we have to consider lots of factors when it comes to the decision of where to raise our children. Without further ado, the most family-friendly regions of Budapest!
The Hungarian FHB Bank designed a system in 2016 which lets you monitor the correlation between living area and healthy, safe childhood. The family-friendly index considers everything from crowdedness to the number of parks and playgrounds, the quality of regional medical attention, even the overall results of the local schooling system. Each region can earn a maximum of ten points for institutional services and environmental perks as well. The maximum of twenty points determines said vicinity's FFI.
The best district is the 12th district
It's no surprise that Csillebérc, Svábhegy and Széchenyihegy won by a mile when it comes to environmental points. On the other hand, Németvölgy supported the districts's service value by it's over-the-top medical attention and schooling system. The Highlands is incredibly child-friendly, given the tons of fun, child-focused activities like the infamous Cogwheel train and Duna-Ipoly National Park - besides the area's crisp, fresh air. We have all reasons to believe that the location of the mountains' fairytales is the ideal place for joyous growing up.
Nothing can beat the 11th district's services
Őrmező, Gazdagrét and Hosszúrét may not be the definition of spacious family homes and stunning views, but the facts speak for themselves: when it comes to nurseries, kindergartens and elementary schools, nowhere does better than Újbuda does. Based on their excellent medical care, they almost recieved the A+ category ten points for their services. For those of you who are not neccessarily into family houses, and can imagine themselves in a cozy apartment instead, your dream home might be in the 11th district. Compared to it's location, there's still plenty of green areas and playgrounds, not to mention the high number of cultural events.
The 2nd district is the Golden Ratio
It's a no-brainer for Hűvösvölgy and Pálvölgy to earn high, high greenery points, since it's basically Canaan when it comes to natural perks and healthy air. The popular hiking point has several strikingly stunning monuments and many public transportation vehicles with great historical value which let the residents escape the constant buzz of the 21th century. The real jolly joker is Szépilona though. It has amazing traffic, lots of greenery, gorgeous views and still managed to recieve 8.44 points for it's public services. It provides the ultimate balance for those who want to have it all. The popular location is just a stone's throw away from Zugliget and it's every child-focused leisure activity.

Regarding the property visits in this period, our company offers three different options:
During the visit, the owner and the realtor stay outside while the inquiring party views the property (wearing a mask, rubber gloves, and of course, not touching anything). After the tour, the realtor and the owner answer any emerging questions, all while strictly keeping a 2 meter distance.
We set up an appointment for the property visit, in which the realtor is not physically present - instead, they join the rendezvous via facetime or videochat. The visit itself goes by the same routine as in option 1: the inquiring parties enter alone, all while keeping themselves to the necessary precautions.
The inquiring party is not physically present, instead, our realtor gives a virtual tour via facetime or videochat.
